  Attic & Crawlspaces (if accessible)

  Safety Hazards and Issues

  Driveway, Walkways, Decks, and Patio’s Fences and Gates and more…

What An Inspection Is Not

  • A Home Inspection is not a guarantee, certification, appraisal, or warranty of any kind.
  • Nor will I give estimates for or do repairs on the property; this is in conflict with state law.
  • As an inspector I will not do any destructive testing, remember the house does not belong to you nor to me and my goal is to leave it in the same condition as I found it in when I arrived. I do not have x-ray vision, I am only trained to look for indications of concealed issues and utilize my testing equipment but I cannot see through or behind walls.
  • I will not move any furniture or personal belongings to access any area of the property. In order to avoid costly damage and liability there are certain things that will not do to or on a property.
  • As a home inspector I will not light a pilot or start systems that are turned off. I am also limited to the wishes of the current homeowner. I cannot enter rooms, test appliances, etc. that the owner does not allow. (Issues such as this must be worked out between buyer and seller beforehand).
  • This is not a code compliance inspection and we cannot offer code opinions.
